Use the rate a lender quotes you; the starting rate is only an example. This assumes the rate stays the same for the whole term and leaves out fees.

Repayment or interest-only

On a repayment mortgage each monthly payment covers that month's interest and pays off some of the loan, so it is cleared by the end of the term. On an interest-only mortgage you pay just the interest, so the payments are lower but the whole loan is still owed at the end.

What changes the monthly payment

A bigger deposit means a smaller loan and often a better rate, because lenders price by loan-to-value. A longer term lowers the monthly payment but adds interest overall. Rates change with the central bank base rate and your circumstances, so check a lender's own figures.
